Lakefront property owners on Badin Lake who want a new or replaced pier ready for next boating season should start the permit process this fall, according to local builder Badin Lake Builders Inc. The company says shoreline approvals, not construction, often set the schedule for waterfront projects.
Cube Hydro Carolinas, which operates the Yadkin Hydroelectric Project, enforces the project’s Shoreline Management Plan and Stewardship Policy under a license from the Federal Energy Regulatory Commission, FERC No. 2197. The Yadkin Project includes the Narrows Reservoir, known locally as Badin Lake, as well as High Rock, Tuckertown, and Falls reservoirs.
Under the plan, piers require a Private Recreation Facility Permit, and separate applications cover modifying, replacing, or repairing an existing private recreation facility. Other shoreline work, such as stabilization, excavation, dredging, and fill, requires an Activity Permit, as do vegetation removal and planting along the shoreline.
Pier applications must include a project drawing or diagram. Cube Hydro states that complete applications are processed in the order they are received, but no fixed review timeframe is published. That means waterfront owners should apply well ahead of their target building season.
Brian Beane co-founded Badin Lake Builders Inc. in 2011 and works across Badin Lake, High Rock Lake, and Lake Tillery as a custom home builder badin lake property owners rely on for homes, docks, and outdoor living. He said permitting is often the longest step in a waterfront project.
“Most folks think the dock is the slow part, but the build is usually the quick piece,” Beane said. “Getting the drawing right and the application in early is what decides whether you’re on the water in May or still waiting in July.”
Pier projects start with that drawing. Every dock builder badin lake project the company takes on begins with a site visit to review shoreline depth, slope, and access before plans are submitted.
Work on land near the water is part of the same picture. A deck builder badin lake project that steps down toward the shoreline can involve grading or vegetation changes that fall under the plan.
“My advice to a neighbor is to call before you clear anything along the water,” Beane said. “Taking out trees or moving dirt near the shoreline without the right approval can hold up the whole project, so it’s worth asking first.”
Interior projects on waterfront lots are often planned alongside outdoor work. Owners pairing a kitchen remodeling badin lake project with a new pier can schedule both around the permit timeline.
The same approach applies to larger renovations. For whole home remodeling badin lake projects on lakefront lots, the company coordinates interior and shoreline work under one schedule. Badin Lake Builders Inc. offers complimentary on-site estimates.
The timing matters because permit delays can push a project past the spring boating season, leaving homeowners without water access and potentially affecting property use and value. For builders and contractors, early permit submissions can smooth scheduling and reduce costly idle time. As federal shoreline rules remain in force, waterfront owners who plan ahead are more likely to be on the water when warm weather arrives.
