Dissonant Capital LLC, a vertically integrated real estate investment platform headquartered in Albuquerque, New Mexico, announced its public launch today. The firm screens U.S. markets for population growth, job creation, employer investment, and migration trends that sentiment and pricing have not yet caught up to, then acquires, designs, builds, and manages the real estate itself. The launch includes the opening of an Orlando office, the commencement of hiring for four roles, and the naming of An Elite Placement as its retained recruiting partner.

“Every cycle is driven by two things: what is actually happening, and what people believe is happening. Most capital chases the second,” said Daniel Kaufman, founder of Dissonant Capital. “By the time a market’s reputation catches up to its fundamentals, the opportunity is priced in and gone. I built Dissonant to invest in that gap, and I’m putting my own money in first to prove the model before asking anyone else to.”

Dissonant Capital scores metro and secondary markets on an ongoing basis against four criteria: population and migration, job growth and employer investment, supply and demand fundamentals, and the perception gap between what the data shows and what a market’s reputation says. That work often points to second- and third-tier cities that headlines have not reached yet. Every deal is underwritten on both quantitative screening and on-the-ground judgment, and acquisition, design and engineering, construction, procurement, and property management all stay inside the platform.

The firm launches with three initial positions. Resolve Fund I is a vehicle for distressed and undervalued real estate across the full capital stack in Orlando, Florida, from raw land through hospitality. Dissonant Capital is self-funding its first acquisition. Cadence Fund I is a portfolio of 359 fully entitled build-to-rent townhome units across four land positions in Idaho Falls, Idaho (66 units); Liberty, Missouri (119); Rogers, Arkansas (48); and Wake Forest, North Carolina (126). The positions were purchased from a national build-to-rent fund when it closed in 2025 and are in pre-construction. Waypoint is a 10.5 acre infill site in Raleigh, North Carolina, owned directly and entitled for either 125 townhomes or 260 apartment units.

The team behind the firm brings direct development experience. From 2020 to 2025, Kaufman was a partner in a national build-to-rent fund and ran its land development. Across that partnership and his solo projects, he has overseen more than $450 million of real estate and more than 4,000 residential units across multifamily, hotel, and office, often sourcing land off market at 50 to 70 percent below market pricing.

Dissonant Capital also announced the opening of its Orlando office at 100 East Pine Street in downtown Orlando, joining its Albuquerque headquarters and its New York office at 1270 Avenue of the Americas. Orlando will be home to the firm’s growing operating team and the base for Resolve Fund I. The firm is hiring for four Orlando based roles: a Chief of Staff, an Underwriter, a Technologist, and a paid Investment and Operations Intern. Dissonant Capital has retained An Elite Placement as its recruiting partner, with Rick Ramirez Diaz leading every search.

“Orlando is where our first fund is focused, so that’s where the team needs to be,” said Kaufman. “We’re a small team, and every hire will own real work from day one. I want people who check the underlying numbers instead of trusting the narrative, and An Elite Placement understands exactly what we’re looking for.”

This launch matters because it introduces a data-driven approach to real estate investment that could unlock value in overlooked markets, potentially offering opportunities for investors and spurring economic development in secondary cities. However, the firm has no operating history, and there is no assurance that any fund described will be formed or achieve its objectives.
