Emboss Launches Subject2 Appraisal Game with Caribbean Cruise Prize

Emboss LLC is set to launch Subject2, a free daily game designed for busy appraisers, with its first official season, Welcome to Season 1: Florida, beginning November 2, 2026. Players can compete for a chance to win a Caribbean cruise for two and a spot on the national Top 100 Appraisers in America leaderboard. The game, which puts players in an appraiser's shoes through simulated appraisal orders and questions based on the new UAD 3.6 rules, requires registration and an active appraiser license or trainee registration to win.

Subject2 is built from an appraiser's perspective and supported by a veteran team, according to the announcement. Its points system incorporates relative dollar values and costs, bringing the business realities of appraisal into the game. Players receive two orders each weekday and can claim one additional free order between 6 a.m. and 7 p.m. in their local time zone. Gameplay is intended to take less than five minutes a day on a desktop computer or phone. Preseason practice is available now, but preseason scores do not count toward the season prize. Season 1 runs from November 2, 2026, through January 3, 2027, and a player's three best weeks out of nine count toward the season score. Players who join by December 14 still get three full weeks of scoring toward the grand prize cruise.

The launch comes as the appraisal industry struggles with stagnant pay and risk distribution. “The purpose of the game is to challenge the way software is often imposed on appraisers instead of being built around them,” said founder Brandon Selfors. “Subject2 is my way of slowing down the industry and asking people to pause and empathize with what appraisers go through. The industry is struggling. Appraisers haven't seen meaningful pay increases in more than two decades, yet they carry a substantial share of the risk in the transaction. Something isn't right. Senior appraisers owe it to the next generation to stand up for the profession.”

For appraisers, Subject2 offers a low-commitment way to engage with the new UAD 3.6 rules while competing for recognition and a vacation prize. The grand prize winner can choose a Caribbean cruise for two, a similar vacation package, or a cash prize, funded by Emboss LLC. No purchase is necessary to play or win, and an optional paid season pass is available for additional practice but does not improve a player's chances of winning. Eligibility requirements and restrictions apply. Those interested can play Subject2 after registering, and the official rules provide full details on eligibility and scoring.

The game is part of Emboss's broader commitment to building technology around the needs of appraisers. The company is also developing GUNTER, an appraisal management platform designed to support independent appraisers and select AMC clients. Subject2 is an independent practice game developed by Emboss LLC and is not affiliated with or endorsed by The Appraisal Foundation, the government-sponsored enterprises, or any agency. It is not continuing education credit or a course. The initiative underscores a growing push to address appraiser burnout and advocate for better industry conditions, with potential implications for how technology is designed and how the next generation of appraisers is supported.
