Berger, owner and operator of RE/MAX Prestige Properties in White Plains, has published a collection of true stories from his decade-plus career selling homes across New York and Connecticut. The book, titled 'Adventures of a Real Estate Broker: And Other Stories,' represents a departure from typical industry guides, offering instead 14 chapters of unscripted, real-life experiences that reveal the human dimension behind property transactions.

The project began in spring 2024 when Berger collaborated with Bailey Herman, then a college student and aspiring writer who was dating his son. Over recorded calls, Herman transcribed and shaped Berger's stories into chapters, completing the manuscript by her graduation the following May. The process nearly derailed when an AI-assisted editor produced what Berger described as 'good formatting, bad writing,' requiring his wife Elyse, an attorney with editorial experience, to salvage and refine the original drafts.

Berger's stories range from comic to deeply human, illustrating how real estate brokerage often involves more than property transactions. One chapter details his advocacy for a 94-year-old man evicted from his apartment who had been living in a hotel for three years. Berger represented him in court, helped secure senior housing, and continues making 45-minute drives to Connecticut to deliver groceries to his new residence. Another chapter, which Berger summarizes as involving 'skulls, pornography, and guns,' demonstrates the unpredictable situations brokers encounter when entering clients' homes.

'Real estate is more about people than houses,' Berger said. 'You're in the middle of the biggest moments of people's lives. Sometimes they need a lot more than a listing agreement.' This perspective informs his current practice of bringing autographed copies of the 170-page, full-color book to listing appointments, where he writes personal messages for each client—creating what he considers a more memorable leave-behind than traditional market reports.

The book launched at a backyard party at Berger's home with 150 guests, including individuals featured in the stories who circulated reading their own chapters. 'Adventures of a Real Estate Broker' is available on Amazon in print and digital formats. Berger also hosts a weekly podcast of the same name available on Spotify, Apple Podcasts, and YouTube.
