SRS Capital Markets has announced a mid-year transaction volume of $1.2 billion for 2025, marking a significant increase over the previous year's figures. This volume encompasses the sale of 350 properties across the United States, showcasing a 30% year-over-year growth in deal volume. According to Matthew Mousavi, Senior Managing Principal and Co-Head of National Net Lease at SRS Capital Markets, this growth occurs despite the persistent higher interest rate environment, with both public and private markets showing positive signs of increased demand.

The improvement in the lending environment and the deployment of sidelined capital towards credit and quality assets are key factors driving this trend. Mousavi also highlighted the impact of new tax legislation benefiting commercial real estate, particularly assets qualifying for bonus depreciation, such as C-Stores and car washes. This legislation is expected to further stimulate demand and transaction volume in the sector.

Patrick Nutt, another Senior Managing Principal at SRS, noted that sellers have adjusted their pricing expectations, leading to more deals closing at market prices. The market has seen strong competition for class A assets in core markets, while class B and C properties face a thinner buyer pool. Nutt emphasized that properties with the best tenants and quality real estate continue to trade near peak pricing, whereas those with lease or environmental issues have seen greater pricing adjustments.

Drive-thru buildings and single-tenant net-leased assets are among the best-performing asset types, attracting a wide range of investors seeking alternatives to the volatile stock market. These properties are favored for their passivity, credit profile of the tenant, and long-term outlook, making them highly liquid and in demand.
