TAY Investments CEO Advocates Long-Term, Wellness-Focused Development in Multifamily Real Estate

Yuval Shram, founder and CEO of TAY Investments, recently shared his long-term investment philosophy and introduced the company's 'Sanctuary' wellness amenity concept during an appearance on the Mr. Deed Podcast. With over 1,550 residential units and a market value exceeding $475 million, Shram's approach stands out in an industry often driven by quick returns.

Shram entered real estate during the 2008 financial crisis, starting with small residential properties and growing his portfolio incrementally. He advises against trying to time the market, stating, 'Sometimes the waves are high, sometimes the waves are low. You just got to be in the water. If you’re in the water long enough, you’ll catch the right wave.' This patient strategy has allowed TAY Investments to build a diverse portfolio across North America and Europe.

A key element of TAY's strategy is the 'forever hold' mentality. Shram evaluates every acquisition through a multigenerational lens, asking whether he would be comfortable leaving the property to his children and grandchildren. This approach influences building quality, as the company invests in durable materials and proactive maintenance. 'When you’re building for yourself, every corner you cut is going to bite you eventually,' Shram noted.

TAY's latest innovation is the 'Sanctuary' wellness concept, featured at Hue Soul, a 116-unit development in East Orange, New Jersey. Inspired by a hotel stay in Thailand, the amenity includes a gym, dry and wet sauna, cold plunge, and outdoor pool. Shram believes that wellness amenities foster tenant retention and community building. 'You wake up, you take care of yourself, you go to work as a better version of yourself. Everybody wins,' he said.

Shram's advice to aspiring entrepreneurs is to 'walk your own path' and avoid chasing trends.
