Ackerman & Co. has closed the sale of 1730 Mount Vernon Road, an 11,386-square-foot medical office building in Dunwoody, Georgia. The property was sold on behalf of the seller, 1730 Mount Vernon Road LLC, and the transaction closed in under 30 days from when the property went under contract, achieving a sale price above the initial list price.
Sean Patrick, Senior Vice President at Ackerman & Co., who represented the seller, noted the property's appeal to investors. "This was an excellent opportunity for the buyer to invest in a 100% leased medical office building in a thriving submarket in a high-visibility location in Dunwoody Village," Patrick said. The building is fully leased to a diverse mix of medical and professional office tenants, providing immediate income stability for the new owner.
The sale underscores continued investor appetite for medical office assets, particularly in well-located suburban areas. Patrick added, "Our marketing process created lots of interest with many investors looking for similar product." This demand is partly driven by the limited supply of comparable small-suite medical office buildings in the Dunwoody submarket, which enhances the property's potential for future income growth.
Strategically situated in the heart of Dunwoody Village, an affluent community in Atlanta's Northeast suburbs, the property at 1730 Mount Vernon Road benefits from high visibility and a stable tenant base. As part of the transaction, Ackerman & Co. secured the leasing and property management contracts for the building, extending its service relationship beyond the sale.
This transaction is significant as it reflects broader trends in commercial real estate, where medical office properties remain resilient investment targets due to consistent demand for healthcare services. The quick closing and premium sale price demonstrate robust market conditions for such assets in prime locations. For the industry, it signals that well-positioned medical offices in affluent suburbs continue to attract competitive bidding, potentially influencing pricing and investment strategies for similar properties nationwide.
