Wilson reports stronger-than-usual interest from investors and cash buyers early in the year. These homes sell quickly—sometimes within two days—but she warns that speed can lead to lost equity. Her key advice is for sellers to understand their net proceeds before listing. Wilson prepares a seller's net proceeds worksheet that estimates the final amount a seller will walk away with, factoring in closing costs, commissions, and other fees. When an offer comes in, she updates the worksheet so the seller can judge the deal based on what they keep, not just the headline price.
For example, a home listed at $155,000 received an offer of $165,000, but the buyer requested $9,000 in closing costs plus agent commissions. Without the worksheet, Wilson says, the seller wouldn't have grasped the offer's true value.
Wilson also cautions against unlicensed wholesalers who move too fast, aiming to lock up properties below market value. She advises sellers to take time to get professional guidance, as a little time and the right help can often capture value that a rushed sale gives away. Distressed sellers often face emotional challenges like death in the family, divorce, or income loss, making an experienced agent crucial.
Wilson notes that Detroit closings can require patience, with many deals falling through on the first buyer due to financing issues. She sees this as a reason to work with someone experienced in handling such situations.
