Bain Capital and Omnam Group Sell Lake Como EDITION to Sansiri Capital

The sale of The Lake Como EDITION to Sansiri Capital marks the completion of a transformative redevelopment and signals growing investor interest in European luxury hospitality assets.

Bain Capital and Omnam Group have announced the sale of The Lake Como EDITION to Sansiri Capital, the hospitality trophy asset fund of Thai developer Sansiri Public Company Limited. The transaction, expected to close within weeks, concludes a joint venture that transformed a historic Lake Como property into a five-star EDITION hotel, which opened in March 2026.

The property, set on the shores of Cadenabbia opposite Bellagio, was acquired in late 2021 with vacant possession. The partners undertook a comprehensive redevelopment, reducing the room count from nearly 300 to 148 larger suites, adding a spa and wellness building, and enhancing waterfront amenities including a floating pool and beach club. The hotel is part of Marriott International's EDITION Hotels portfolio.

Ali Haroon, Partner and Head of Europe Real Estate at Bain Capital, said the investment exemplifies their approach: focusing on sectors with long-term structural demand and opportunities where capital and hands-on capabilities can fundamentally transform an asset. He noted the property was highly underinvested and now serves as a contemporary luxury destination for international markets.

David Zisser, CEO and Founder of Omnam Group, highlighted the ambitious nature of the project, from acquisition through development to opening. He expressed pride in the transformation and noted that the sale marks a milestone for Omnam while beginning a new chapter for the hotel. The sale follows Omnam's expansion across Europe, with projects underway in Florence, Venice, Puglia, and Sicily.

For Sansiri, the acquisition supports its New S-Curve strategy, aimed at strengthening financial resilience and diversifying risk across a global hospitality portfolio. Napat Thavisin, President of International Operations at Sansiri and Managing Director of Sansiri Capital, emphasized the focus on ultra-luxury trophy assets in gateway cities and high-demand leisure destinations with constrained supply. He cited Sansiri's track record, including The Manner SoHo in New York and the growth of Standard International prior to its acquisition by Hyatt Hotels Corporation.

The sale reflects growing international investor interest in distinctive, experience-led European hospitality assets. It also demonstrates the value created by combining real estate investment, development expertise, and leading hospitality partners to reposition complex assets. The transaction remains subject to customary closing conditions and third-party approvals. Financial terms were not disclosed.

This deal underscores the appeal of Lake Como as a luxury destination, with limited five-star supply and high barriers to new development. The property's location, about an hour from Milan and Malpensa Airport, adds to its attractiveness. The sale is a significant milestone for all parties involved, marking Sansiri's strategic entry into Europe's luxury hospitality sector through Sansiri Capital.
